About the Role:

We’re recruiting for an Adoptions Manager on behalf of a leading Housebuilder in Bristol. In this role, you’ll be responsible for managing the adoption process for roads, sewers, pumping stations, and public open spaces, as well as overseeing the handover of estates to Management Companies. You’ll be key in maintaining control of all associated costs, ensuring that infrastructure works are completed and adopted successfully.

Key Responsibilities:

  • Facilitating Handover: Work closely with various departments to ensure timely sign-off and handover of infrastructure, including roads, sewers, pump stations, play areas, and open spaces, on both ongoing and completed developments.
  • Managing Infrastructure Agreements: Collaborate with Technical Coordinators, Design Consultants, and Solicitors to ensure all infrastructure agreements (S278, S38, S104, S185) and deeds are in place and compliant.
  • Resolving Site Issues: Address any issues on completed sites, ensuring all title deeds, and other legal requirements are fully complied with.
  • Consultant Oversight: Manage external consultants assisting with adoptions, overseeing their performance and associated costs.
  • Coordinating Utility Works: Arrange and manage utility installations and works required to facilitate adoptions and handovers.
  • Stakeholder Liaison: Liaise with Local Authorities, Water Companies, and the Environment Agency for site inspections to secure Provisional Certificates. Arrange final site inspections at the end of maintenance periods and coordinate any necessary works to achieve adoption.
  • Health and Safety: Conduct regular inspections of completed but unadopted developments, reviewing health and safety aspects and organising any remedial works through the Commercial Department.


Ideal Candidate:

  • Experienced in managing adoption processes within the construction industry, with a strong understanding of infrastructure agreements and legal requirements.
  • Excellent communication and organisational skills to liaise effectively with internal teams, external consultants, and regulatory bodies.
  • Proven ability to manage costs and oversee external consultants to ensure the successful adoption and handover of infrastructure.
